BOOKING DETAILS:
- A credit card must be presented to secure a booking.
- A damage & security deposit may be required.
- Guest may be offered a limited Damage Waiver in lieu of Deposit.
- Your dates are confirmed once payment is received.
- Payments may be possible and made by check or credit card.
- All bookings are usually non-cancelable and non-refundable
- Bookings may be Guarnateed Reservations as defined by Visa/Mastercard
- Or may be Advanced Lodging Reservations as defined by Visa/mastercard
- We can sell your dates to others if payments are not paid as agreed.
- If your booking is made at least two weeks in advance, written confirmation can be mailed to you.
- Late fees apply to past due payments.
- You will be charged for any damages or overages.
- Damge & Sedcurity Deposits are refunded less charges within 45 days after checkout.
- Refund may take longer if there are damages, charges or late return of the sheet.

RATE DETAILS:
- Rates vary from property to property and by lodging type.
- Prior to booking, rates are subject to change without prior notice.
- Many properties have a minimum stay of 2 days, 3 on weekends, 4 on holidays.
- Some properteis rent only by the week during high seasons.
- State and local taxes are extra. Taxes may change prior to occupancy.
- Cleaning Fees are extra on vacation homes and certain other properties..
- There is Booking Fee charged for vacation homes and certain other properteis.
- There is a Resort Fee charged at some locations.
- Guests are to provide their own supplies.
- Homes sometimes come with amenities such as TVs, bikes, games, etc.
- Amenities are usually provided for no additional cost.
- Guests are responsible for any damage to the home.
- Early Check-ins and late Check-outs cannot be guaranteed.
- But if allowed are at an additional charge.
- There is an additional fee for each guest over the stated usual occupancy.
- The additional guest fee is doubled if the guests are not declared prior to occupancy.
- Holiday days/eves are at weekend rates if not rented weekly.
OCCUPANCY DETAILS:
- Checkin and Checkout times vary by property.
- Rentals are primarily for families. Homes are not for parties. There are quiet hours.
- Groups may be allowed at some locations but only by written agreement.
- Occupacy greater than contract may not be exceeded.
- Pets are only allowed if authorized in writing in advance.
- All Homes are no smoking.
- You will be charged significant additional fees for violation of rules
- We may immediately cancel Bookings or Occupancy for violation of rules.
- We may hold lost & found items for 30 days but are not responsible for Guest losses.
CANCELLATIONS & RESELLING:
- Guests are urged to purchase Travel Insurance.
- Bookings are non- cancelable and non-refundable
- Resales of your dates may be requested but can not be guaranteed.
- To resell we use our usual & customary marketing to find a replacement guest.
- Deposit and rent refunded only if dates are resold. Refunded 45 days after occupancy.
- There is a resale fee of 15% of the rental amount or $100 whichever is greater.
- Payments for all charges due at deadlines regardless of request for resale.
- Late payments will be charged to credit card and a late fee will apply.
